Find a Rental Property

Finding a rental unit in Toronto is not an easy task, it can be a time consuming, frustrating and sometimes a complicated endeavour. A licensed Real Estate professional can simplify this process for you. Your Real Estate Agent represents you and they can assist you in finding a suitable property. They work for you and they will negotiate your lease with your best interest in mind. Real Estate Agents do not charge their clients for finding them a rental unit … that service is offered at no charge …. It’s FREE!  

Finding the ideal rental property can be time consuming. Knowing what to expect can help ensure a smooth process. Here is an outline of the rental process:

 

 

STEP 1 - Consultation:

What are you looking for and what can your budget afford. 

  • Desired Location
  • Budget
  • Number of Rooms
  • Parking / Locker

 

 

 

STEP 2 - Property Search:

We will conduct a search on the MLS matching your specific requirements with what is on the market. New listings will be emailed to you as they come onto the market. 

 
 
       

 

STEP 3 - View Properties:

We will visit those desired rental properties. Showings
can be scheduled at your convenience. 

 

 

STEP 4 - Rental Application:

After finding your desired apartment it is a good idea to fill out the rental application as soon as possible. Landlords will continue showing the unit until someone has officially applied.

 

 
       

 

STEP 5 - Lease Negotiation & Signing:

You have decided on a rental unit and wish to secure it. Together we will review the lease and present your offer to the landlord or the landlords representative. If both parties agree to the terms and conditions in the lease the deal is done. There may be some back-and-forth negotiations until we come to a final agreement. 

 

 

STEP 6 - Closing & Possession:

So, we have successfully negotiated and secured your rental unit and you will soon be moving in. Before taking possession of the unit we will need to do the following:

  • Provide the deposit
  • Set-up your (monthly) payment method
  • Get home insurance
  • Arrange to have utilities put in your name 
  • Walk-through of the unit
  • Accepting the keys to the unit
